Since then I have made no less than $35,000 in up front profits (I mean cash, money is on deposit in my bank) and at least another $30,000 in back end profits each month. That may not sound like that much but it happens every month! August is shaping up to be about that amount again. In any event, I only made $65,000 all last year! | You know, sometimes we are our own worst enemy. Specifically in regard to procrastinating. The point I’m making is that I delayed getting serious about a marketing plan for over a year. When you say that marketing is the key to the business, no truer words were ever spoken. I finally have gotten serious about it and your system was just the kick I needed. Thank you. In the last month I’ve targeted specific parts of town to work in, invested $3,000 in implementing my marketing plan, and I’ve generated $$65,000 in front end profits from the four deals that resulted. And I’m only half way through the action response forms I’ve got back! I was expecting an increase in response but not this much. I can see more deals coming through follow up as well. I’ve mailed to expired listings in the past but not with any consistency. | Many real estate gurus talk about marketing but none (as far as I know) go into the depth and detail as you do and making/defining the system as you lay it out. I’ve heard a lot about systems from other real estate gurus in terms of running a business. | This has really changed my focus. I want to tell you, the Bible changed me spiritually, Robert Kiyosaki changed me financially, your system changed me marketing-wise, it had that much impact on me. It’s the only way I can categorize that. It really has had that much impact on what I’m doing, on my focus and my belief. I used to be out there chasing deals and really now they are chasing me, and I’ve only been implementing your stuff for a little over thirty days, maybe not even that. I did my first mailing with foreclosures, and even though we only have a twenty-one day foreclosure period in Texas I’m still hitting them three times and it is working, I’m still getting responses with the second and the third mailings. But like you say, follow up, and because they are in such a time crunch, the fact that I’m always there, like you say achieving top of mind consciousness, I’m there, and I’m always there, they’re getting me once a week. In the three weeks that they have they’re getting a postcard from me, and it’s the first of the week every time so they’re getting it on Tuesday. They’re seeing that and they’re like, “this guy’s here”, and I’m getting their calls. They’re saying, “... well my lawyer said this and he wants another $1,200 for a TRO and I don’t have it so I just need to deed my house to somebody.” That’s literally what I’m getting and what I’m running across. And as you say it’s the follow up that gets them and even though it’s a very short timeframe I’m having success with it. Another thing I want to mention is how my demeanor with sellers has changed. I’m not chasing people. Because I have so many people calling me I’m not afraid to say, “well before I can sit down and talk to you I’m going to need all this information”, as opposed to me going in there without knowing anything. So it’s really changed my approach, I’m not worried anymore if I lose a deal or a seller doesn’t work out, I always have plenty more to move on to. I’ve undergone a paradigm shift since I got your course. | |

| Hi Ben. I wanted to give you my impressions about your Motivated Seller Magnet course. Your course fills a gap that just hasn’t been filled before. It’s incredible. Here’s the way I see it. I teach a lot of students about investing and how to make a truly profitable business, and what I’ve found is that students are really, really good at learning the technical stuff; lease-options, contract-for-deed, subject-to, etc. And it’s really important you know that, you’ve got to understand the technicals. But where most people fail is they don’t have a simple and repeatable system to get in front of truly motivated sellers. And as you and I both know, that is the key to this business. If you can get in front of motivated sellers the rest falls into place, and your course gives a clear roadmap to making that happen. It’s just incredible and I gotta tell you I think you are dramatically undercharging for your course. For the person out there that has learned all those technical aspects like lease-options and subject-to and wholesale flipping, etc., this is the missing link. This is the one piece of the pie that they don’t yet have, and if they don’t get it they are probably costing themselves several hundred thousand dollars a year.
