I've read a lot of get rish real estate info; and a lot of it has been junky. What I did take away was a simple idea; 'ask for what you want, and you just never know,,, you might get it'. It works. I drive around; find a FSBO and ask "If I give you this down payment in cash, will you carry the mortgage?". Sound simple? Sound silly? It works. I find single family homes (usually in need of a little work) rented out (paying mortgage, taxes and a little extra). In 8 months I've managed to build up a real estate net worth of about 1.5 million (9 properties) with a positive cash flow of $2,758.00 per month. It's working for me!
