Anyone in Oregon with experience of foreclosing in a junior lien position?
1st lien is in foreclosure too but their sale is after junior lien sale.

Hello Everyone,
I've been a landlord for about a year, but with such tight lending these days I've recently becomes more interesting in wholesaling and lease options.  Unfortunately with the crazy prices people are paying for houses in the Portland Metro area I'm having a heck of a time getting offers accepted.  I started out using the formulas they teach in the courses and books, but didn't get a sniff.  The last two offers were about 5% and then 10% above asking price and I didn't even get a backup position!  It's crazy.

Any tips for someone new to wholesaling?
