marketing properties in contract

Hi I'm new to this forum, so I hope I'm not breaking any rules.  I have an 11% cap rate 4unit (2duplexes) in Northern CA in contract.  It's an incredible opportunity and I can't seem to get the word out.  It's in craigslist, I've contacted absentee owners, my cash buyers are interested but not biting.  It's in a town/ag mix community, no rei clubs.  Any suggestions where else I can market this sweet op!

The best way finding buyers is the same finding the sellers, from public records. Lookup for corporate buyers or sellers around the subject property in county’s appraiser website.

Try Facebook Marketplace and join buy/sell real estate groups on Facebook. This is a very good strategy because Facebook has large internet traffic. Which means many can see the property.

Local Facebook real estate and wholesaler groups are generally very good. But start to build your own list so you can stop being dependent on other platforms.
