If you want to succeed in the real estate business working as a creative real estate investor you need prospects. You need people who not only WANT to sale a home, but who NEED to sell their home. It has to be an absolute MUST. If that is not your main priority, I am sorry to inform you that you are in the wrong business and you might as well pack up and get a 9 to 5 J.O.B.
Your profits thrive on you being able to locate killer deals that are not the Norm of traditional real estate investing, but instead the exception. There are many avenues that you can utilize to advertise and market your services, but it all comes down to the amount of time that you have to invest and the amount of money that you have to work with.
If your just starting out and do not have a dime to your name to spend on marketing your business you may want to drive by homes in your target market and take down the address and phone number of every for sale by owner you see selling in that area. Another option would be to contact homeowners who are advertising in the newspapers or online. Craigslist.com is one of the most utilized online classified portals currently available.
If you have a few pennies to spare you can also choose to use the best tactic out there and that is simply to have your sellers find you. Instead of exhausting all of your time searching for a needle in a haystack, it is always more effective to have prospects locate you instead of the other way around. You can start to get your phone ringing by submitting ads to your local newspaper, advertising in the yellow pages, sponsoring events, or posting real estate band-it signs throughout your target area.
When you have sellers finding you instead of you wasting your entire days and nights seeking them you are one step closer to making big bucks in this business. If your advertisements leads them to a website or 24-hour recorded message with detailed information on how you work and what types of properties you are in search of you are automatically weeding all of the “unqualified” sellers out. This means you should not have to speak to a great amount of people before you find a deal that will work for you. Having your automated systems (i.e. website / recorded message) weed through the haystack, will find you a needle before you know it!
