Hi, this is Frank Chen with REIClub.com, the only site you need as a real estate investor. Today I've got a quick real estate investing video on how to paint your real estate investments to make them look more appealing, approachable, and sell-able.
1. Paint Colors/Brands
- neutral colors – illusion of spaciousness – beige, light tones
- colors influence atmosphere and mood – good mood = more likely to buy
- Popular Brands – Glidden (my choice, price and quality), Behr (more expensive, better quality), sherwin-williams, Benjamin Moore, Ralph Lauren
- Bulk = discount at home depot
2. Exterior
- Darker is ok, but have to accent with lighter tones
- Neighbors – drive around and see how others have painted their homes.
- Do not mimic – you want your house to stand out, but not like a sore thumb
- POWER WASH – for older homes, if you don't, the paint WILL chip, crack, etc…
- Dual tones – use your trims – usually opposite color spectrum's. Ex: Dark grey home, light grey or off-white trim.
- wood – paint same color as the house unless it compliments the current color tones
3. Interior
Maybe include: if you are going to paint a room a different color, staging is a must, otherwise the room will just look off.
Clean ALL dust – same as exterior
paint all rooms the same color – no green room, red room, TACKY
tip: dual tones in your living area – looks expensive, but not – separate living room wall with a cherry rail, then paint two tones. Ex. white on top, light brown on bottom that matches wood flooring.
refinish all doors, base boards, trim, etc…
4. Kitchen and Bath
If budget constraints are an issue, focus on painting the kitchen and the bath. These areas attract the most attention and can make or break a sale.
Kitchen Cabinets – condition? stained or painted?
Final Tip: When re-painting your investments, if you want that silky smooth look, always remember to use PRIMER first (killz – cheap and prevents mold)
In conclusion, rehabbing real estate can be very profitable if you know what you are doing. First impressions are a HUGE DEAL, so spending the extra time choosing your paint colors for your real estate investments will definitely benefit you in the end. It would also be beneficial for you to research popular colors, or how colors effect emotion because these all influence mood. The most important thing I can reiterate is, which most real estate investors forget, is attention to detail. Remember to power wash and remember to clean the dust, or you will have wasted thousands of dollars painting a home you will have to paint again in less than a year.
