Tenant Move Out Checklist

Hi, this is Frank Chen with REIClub.com, the only site you need as a real estate investor. Today I've got a quick video on some procedures you should follow when your tenant moves out.

Tenant Move Out = 30 Day Notice and Checklist

  • 30-Day Notice – must be in writing – certified mail
  • Disconnect cable and internet service, and return all equipment
  • Tenant needs to change Address, or mail forwarding – www.usps.gov
  • Home should be in same condition at move-in (minus normal wear and tear)
  • Create a Checklist for the Tenant (include cost for service per item)
    1.  ***Clean all debris and remove all items from the property
    2. Vacuum the entire home
    3. Clean microwave, range, and kitchen equipment
    4. Clean Washer and dryer, remove debris
    5. Cabinets emptied and clean – interior and exterior
    6. ***Remove all debris from the front and back yards
    7. ***Remove all debris from the garage
    8. ***All light fixtures must be cleaned and light bulbs must be in working order
    9. Furnace/AC filters removed
    10. ***All nails need to be removed – do not fill nail holes
    11. Mow lawn
    12. ***Carpet commercially shampooed, or equivalent, provide receipt
    13. All smoke detectors must be left in working condition
    14. ***Have no unpaid late charges, or delinquent rent
    15. ***Return all keys and garage openers
    16.  Leave refrigerator connection on
    17. Refer to Condition Form as a Reference

Tenant Moves Out – Final Walk-Through

  • Use the property condition report which was filled out by the tenant when they first occupied the unit
  • Turn on and off every light fixture
  • Run water and look under sinks for leaks
  • Test all appliances
  • Check Garage door openers
  • Flush Toilets and check drainage
  • Run garbage disposal and exhaust fans
  • Test Air Conditioning
  • Check all rooms, closets and garage for debris
  • Point out anything that is NOT on the condition form
  • This should take about 30-60 minutes for a thorough check
  • If repairs or touch-ups need to be done I usually give the tenant 3-7 days to find a cheaper alternative
  • Provide ample time between old tenant and new tenant for home to be ready

Security Deposit Refunds

  • Hold period of 7 days – allows for home repair and cleaning in case current tenant does not cover it.
  • Deductions – Very important that they are justifiable and do NOT contradict the lease contract
  • Written itemized repairs, unpaid rents, replacements, cleaning, etc…
  • Request for new address to mail deposit – Also good in case they owe you money.
  • SOME STATES HAVE 30 DAY DEADLINES
  • SEND CERTIFIED WITH SIGNATURE RECEIPT

The tenant move out process is just as important as the moving in process. It's important that you are very thorough and clear with your instructions to your tenant. Be sure to justify any deductions from their initial deposit, and be sure that EVERYTHING is in writing, use receipts if you have to. Most importantly, be sure to protect your home after your tenant moves out, change the locks, secure the windows, and prepare the home for your next tenant.
