Probably one of the easiest, quickest and FREE ways to marketing flip properties…

Wholesale Property Email

  • Blast your list of wholesale buyers – with all the wholesale property information and see who bites
  • Personal site – includes details of flip property, contact form

Texting

  • These services work well now
  • Quick way to get your wholesale property info out to your buyers
  • Keep them concise, and include major selling points

Fax and Phone

  • Fax the property listing to all your buyers or interested buyers
  • Call specific buyers – consistent buyers
  • Voice blast them (there are companies out there that do this for you, but be sure you have some kind of permission check box when people leave their information on your site).
  • Voicemail trees – automate the process.

Direct Mailing

  • Still effective – focus your marketing in the neighborhood your wholesale property is located – 1-2 mile radius
  • Customizable postcards or letters – companies do this for you.

Craigslist and Social Sites – are your best friends

  • Marketing wholesale Properties is Free
  • Millions of views per month
  • These are just good sites to generate buyers to market to

Local Real Estate Investment Clubs

  • advertise to other real estate investors
  • leave flyers and business cards
  • include your personal website

No matter where you decide to focus your real estate marketing just remember, when you market wholesale properties, to include as many pictures of your property and as many selling points as possible. For some sites, such as YouTube and DailyMotion you can create virtual/video tours and send traffic there for a more personal touch.

Most importantly that you find a marketing system that works for you, and that continues to generate consistent results. Not only for your future deals, but it also provides you the opportunity to market other wholesale deals for investors for a fee. When you have results, people will want to know how you are doing it, charge them.

Just remember, marketing allows you to constantly develop your core buyers list, and by creating easy systems to get property information out to your buyers, the amount of volume you can do goes way up. So take the time to set up your marketing, it's probably one of the BIGGEST components of your business.
