We peel back the curtain today on Joe McCall from Real Estate Investing Mastery about his early business model, and what he learned about marketing, automation, and delegation.
If you’re working a 9-5 job, it can be hard to do deals in the middle of your workday. Joe realized pretty early on that marketing was absolutely essential to his real estate business, but he just didn’t have the time to make calls and do deals while he worked a regular job. He wasn’t even sure he’d have enough work for a VA, so he just started with one to help him do his marketing.
Marketing is a long game, with a six-month minimum commitment, so he knew that he’d have to wait for the leads to come in. As they started to come in, he decided to hire a friend and then a local realtor to help him manage the workload.
One thing that Joe has absolutely excelled at is creating systems so that every person on his team is trained and on the same page. I love his motto: Stop trying to fix your weaknesses; outsource them. This is key to helping him delegate out tasks that don’t really make him a lot of money but are crucial in his business.
Joe credits his system of marketing, automation, and delegation for helping him scale his business. He uses Slack to help his team stay on track and Google drive to train them. He sets the parameters for the kind of properties he’s looking for and then lets his VAs get to work. He works with a lot of Filipino VAs who are incredibly good at their jobs, and he shares that it’s vitally important to communicate daily with the VAs in order to make sure things are running smoothly.
It might seem like you don’t have enough work for a VA, but Joe shares some of the many, many kinds of jobs VAs can do for you to help you find properties faster, including:
- Cold-calling leads
- Contacting property managers and landlords about vacant properties
- Sending emails to properties from Redfin that haven’t sold
- Marketing, marketing and even more marketing
- Identifying pre-foreclosures and contacting property owners
- Sending text messages to landlords and FSBOs
I love the idea of outsourcing some of the jobs that are important to your business but are vital for you to be personally involved in. It really helps you regain your work/life balance and put some joy back into your life.
